14th Street is a major crosstown corridor with heavy pedestrian and vehicle traffic and limited green space. Our primary design move is to bend the building away from this busy street. This gesture gives a sense of intimacy via landscaped breathing room. And while a flat façade glares at the building across the street, a curving façade widens natural views east and west to the avenues and beyond. From the sidewalk, a set-back sheltered and landscaped entrance acts as an oasis, improving the pedestrian, retail, and tenant experience. Fluted glass panels bring the curving façade to a human scale and create depth with reflections and filtered views. The result is a graceful presence bridging 14th street retail and pedestrian life with elegant residences.
